1. Hurricane-Proof Appeal
• Central Oak Park, or COP as we locals call it, stayed high and dry through two recent hurricanes, with no flooding or evacuations required. This area’s elevation and location away from the coast mean residents don’t need to worry about storm surges or flood zones, making it ideal for those who want to avoid Florida’s frequent evacuation orders.
2. A Solid Housing Market with Real Value
• The average home in Central Oak Park ranges from $300,000 to $500,000, which might sound steep but is actually a great deal for St. Pete, especially given the charm of brick-lined streets, limestone curbs, and established palm trees. It’s one of the few neighborhoods left in St. Pete where you can find this kind of character without sky-high prices.
• High demand and minimal new construction mean property values here will continue to climb, with more people moving from flood-prone areas nearby.
3. Central Access to Everything St. Pete Offers
• Central Oak Park has Central Avenue running right through it, connecting you to both downtown and the beach.
