Florida's property tax cut just passed and every homeowner is celebrating, but it's not over yet. The same politicians who fought it are already coming up with new fees to take your money right back. And two of the most powerful Republicans in Tallahassee are giving them time to do it.

Your Backyard Renovation List Is Missing Something

Every backyard renovation has a list. New deck. Better lighting. Maybe that outdoor kitchen you've been pinning for years.
Here's what usually gets left off: shelter. Without it, your brand-new patio is only as good as the weather forecast. A Hansø pergola fixes that.
Built from T6 aerospace-grade aluminum and engineered for up to 167 mph winds and up to 65 PSF snow load, it keeps your patio covered, comfortable, and in use from spring through winter. Motorized louvers let you decide how much sky you want, anytime.
Early Bird Offers EXTENDED: save up to 40% on pergolas, plus a $1,000 installation voucher, a Free Hansø ProCheck Care™ 10-Year Plan worth $950, FREE heater and more.
The list is long. Make sure the most important thing is on it.
Over 62% of Florida voters said yes to Amendment 3, the biggest property tax cut in Florida history. Your homestead exemption jumps from $50,000 to $150,000 on January 1st, 2027, then to $250,000 in 2028. Whatever property tax money they still collect can only go to core needs like public safety, schools, roads and paying off debt. No more pet projects with your property tax money. In Palm Beach County, that could save you up to $3,500 in 2028.
If you already have homestead, you don't have to do a thing. But if you just moved here or you're renting, you have to be a permanent Florida resident by December 31st, 2026. Miss it, and when you do buy, you're stuck with the old $50,000 exemption until your fifth year of homestead.
Here's the catch. None of the rules for Amendment 3 are written into law yet. DeSantis wants a special session now, because any city or county that wants a brand new fee on your November 2027 tax bill generally has to start that process before January 1st. He said, "That has to be done by January 1st, and we will do it by January 1st."
The two men standing in his way aren't Democrats. On November 17th, Jim Boyd becomes Senate President and Sam Garrison becomes Speaker of the House. Boyd said, "Personally, I believe that it can wait until we reconvene in January." That's after the deadline for new fees.
Right here in St. Pete, Mayor Ken Welch's administration is exploring a brand new fire fee on every property owner in the city, and they started working on it back in July, months before you even voted. The ink's not even dry on our vote, and St. Pete's trying to figure out how to screw taxpayers instead of cutting the waste out of its budget.
Then there's Tampa Mayor Jane Castor. Her budget went from $1.04 billion in 2019 to $2.04 billion, up 96%, when population growth and inflation only explain about 40%. She warned Amendment 3 would force new fees, then committed $80 million to a new Rays ballpark, paid back with property taxes. Meanwhile CFO Blaise Ingoglia's FAFO team found $470 million in waste in Miami-Dade this year alone, and $3.7 billion statewide.
And if local politicians think Amendment 3 hurts, wait till they see what's coming next. Byron Donalds has pledged to repeal homestead property taxes, DeSantis is encouraging him to get there, and there's a commission that only meets once every 20 years that could make it happen. Theres so much going on I encourage you to watch the video below. 👇🏼
