DeSantis just called a Special Legislative Session for Monday, June 1st and the entire session is dedicated to one thing: Eliminating Property Taxes on your homestead home. That's it. Nothing else on the agenda. Just your tax bill.

Here's why this matters. Local governments in Florida have nearly doubled what they collect in property taxes over the last seven years. We went from $32 billion to $60 billion. And they're on pace to hit $83 billion by 2032 if nobody pumps the brakes. That's not a rounding error. That's your money getting pulled out of your home every single year.

So here's what the Save Our Homes proposal actually does.

First it exempts your homestead from taxation. Right now the homestead exemption in Florida covers the first $50,000 of your home's value. This proposal immediately jumps that to $250,000. That single move would eliminate property taxes completely for 60 percent of Florida homeowners. Then the Legislature gets legally commanded to set a schedule to keep raising that limit to $500,000, which would cover 92 percent of homeowners, and then eliminate it entirely.

Second it forces local governments to use whatever property tax money remains for core services only. Police, roads, school and fire. That's it. No more county commissioners playing with your money and funding whatever nonsense they dreamed up in a budget meeting.

Bad news is good business. Not everyone buys it.

The upsides are always there. We’ll find them before breakfast.

Third it protects small businesses by capping how much their property tax assessments can grow going forward. The proposal would limit small business value appreciation to 5 percent year over year. If you own a small business in Florida, your tax bill has been a moving target for years. This puts a lid on it.

Fourth it protects the people who are already here. And it does something nobody is talking about. If there's no waiting period on a tax break this big, you'd have people flooding in from California, New York, and Illinois overnight and driving home prices through the roof the second this passes. DeSantis put a stop to that. If you own a homestead home in Florida right now, you're in. Full stop. But establish residency after January 1, 2027 and you wait five years before you see a penny of this benefit. Florida's benefits are for Floridians. That's exactly how it should work.

Fifth it creates a state trust fund to help local governments cover the gap while the transition happens. Roads still get paved. Fire stations still get funded. They built a safety net so local services don't fall apart while the tax burden on homeowners comes down.

One more thing worth knowing. If the Legislature passes this it doesn't automatically become law. It goes on the November ballot and at least 60 percent of voters would need to support it for it to take effect. So DeSantis needs the Legislature to say yes on Monday and then he needs Floridians to say yes in November. That's the path.

Monday, June 1st is when the Special Session kicks off. That's when we find out if the Florida Legislature has the spine to send this to voters. I’ll be watching.
