Here's Whats on the Ballot in Nov.

I'm going to be honest with you. This is not what I wanted. DeSantis put the most aggressive property tax plan in Florida history on the table and what made it onto the November ballot is a watered down version of it. I'm disappointed. You should be too.

DeSantis wanted full elimination. Every single penny of your property taxes gone. That included school taxes, which depending on where you live can make up to 50% of your total bill. He wanted it all wiped out. No governor in Florida history had ever gone that far. He did.

But that's not what's on the ballot.

What you're actually voting on November 3rd is CS/HJR 1F. Right now your homestead exemption is $50,000. If this passes your exemption jumps to $150,000 on January 1st, 2027. Then it goes to $250,000 on January 1st, 2028. Which is great! But there’s a catch. School taxes are still in it. That's the part that got carved out and you're still on the hook to pay every year. And yeah, its sucks.

But before DeSantis started this fight your exemption was $50,000 and nobody in Tallahassee was even talking about changing it. Now we're looking at a $250,000 exemption that kicks in January 2028 and puts real money back in your pocket every year. The fight to get school taxes eliminated isn't over. That's next year. But we have to win this one first.

Bad news is good business. Not everyone buys it.

Every morning, financial news follows the same script. Headlines panic, coverage catastrophises, and somewhere inside the noise is the story that actually matters — the one that tells you where the opportunity sits, not just where the fear is pointing.

Most sources have stopped looking. The alarm is easier to sell.

The upsides are always there. We’ll find them before breakfast.

This doesn't pass automatically. It needs 60% voter approval. The other side only needs 41% to kill it. The Florida League of Cities represents over 400 Florida cities and they are already running an organized campaign called the Florida Formula to vote this down. They're funding it with money straight out of city budgets. Your property tax dollars working against your property tax cut. Check it out yourself: https://www.flcities.com/floridaformulatoolkit/

They don't have to win. They just have to get 41% of Floridians to vote against it.
