This will Destroy FL Condos
New bill could be the end
One Florida lawmaker is about to make condo ownership even worse. A new bill could cancel insurance for thousands of condos across the state, leaving owners stuck with properties they can’t insure, can’t sell, and can’t afford.

State Rep. Vicki Lopez introduced the bill, saying if a condo hasn’t passed its mandatory safety inspection, they should lose their Citizens insurance—the state-backed option that covers condos when private insurers won’t.
I think Vicki needs to pump the brakes a little bit. I get wanting condos to be safe, but this is a disaster waiting to happen.
Not every condo is dragging its feet on purpose. Some can’t get inspectors out in time, others can’t afford the repairs right now, and some are just stuck in the backlog of all these new inspection requirements. Instead of helping them get up to code, this bill would pull the rug out from under them.
Here’s my take—give them time. Maybe they get six months past the deadline before a fee kicks in. After nine months, another fee. If they’re still ignoring it after a year, then they lose insurance. That would actually push HOAs to get it done without destroying condo values overnight.
If this bill passes, condo sales will stall even more, home values will drop, and real people will lose big. This isn’t a safety bill—it’s a punishment bill for homeowners who did nothing wrong. Remember, these condo owners are tax paying citizens. I don’t think Vicki should be trying to make an example out of them!
